The vacant site owned by applicant, Mr Frank Dewhurst, is approximately 385 square metres and is bounded to the north, east and west by existing office units, and to the south by Marsh Lane., currently accessed via Strand Road, into three mixed use units, with external cladding, signage and new shop front doors to the facade.
In terms of appearance, the proposed materials will be dark grey composite cladding and any new windows will be finished to match existing. New unit entrances will be Technal aluminium frames in colour to match the existing and level access provided. The site is situated near the city centre and has easy access to public transport, cycle routes and the local and regional road network. It is also close to numerous local amenities, schools, shops, and other resources.The planning statement said: “The proposals represents a high-quality, sustainable form of development which is compliant with both local policy and which responds positively to its setting and surroundings.
